摘要
随着房地产行业竞争的加剧和房地产市场的逐步规范,如何通过加强成本管理,控制成本支出,不断提高经营效益,正被越来越多的房地产开发企业所重视和关注。
本文主要研究内容:首先研究房地产项目管理理论和项目成本概念内涵,然后从从房地产项目各开发阶段的成本管理和控制分析。分别讨论了项目前期阶段的成本控制,工程承发包阶段的造价控制阶段、施工阶段、工程预决算的成本控制,提出控制项目开发成本的方法、措施。希望能为房地产开发企业项目成本控制工作提供借鉴和参考。

ABSTRACT
With the real estate industry increased competition and gradually standardize the real estate market, how to enhance cost management, control costs and continuously improve operational efficiency, being more and more real estate development enterprises by the attention and concern.
This paper studies: First of all real estate projects on management theory and concepts of meaning and then from real estate projects in the development phase of the cost of management and control. Respectively, discussed the preliminary phase of the project cost control, for the contract phase of the project cost control phase, the construction stage, Budget and Final Accounts of the project cost control, to control project development costs of the methods, measures. Hope for real estate development companies control costs and provide reference information.
